Basic Document Requirements For Building Your Proposed Residence And How We Can Help

1. Architectural Drawings

As we are using a 3D drawing program, when  we draw the floor plan for construction plans, all elevations are automatically created.  If we use a 3D or render camera instead of the Elevation camera, a view such as below is created. As the program does this automatically, these are a bonus to the usual drafting construction documents at no added expense. Generally for preliminary drawings we will provide, in colour, a finished draft floor plan, all elevations, a 3D internal view of perhaps the kitchen, and then for fun a 3D view of your home with features such as trees, shrubs, flowers and lawn to give an added touch of reality. After any client requested amendments, the construction plans are finalized.

2. Soil Test (Compulsory)

When the Architectural Drawings are finalized, we would arrange with an Engineer for the compulsory Soil Test to be done if you desire.

3. Engineer's Details (Compulsory)

If any Structural Computations or Drawings are required such as a concrete raft slab design, we would also arrange for this to be provided. A benefit of our computer drafting program is, the Engineer we normally use, has the capacity to take drawings directly off our computer, which in the past he normally had to reproduce, such as Site Plan, Floor Plans etc. to add his details to. Usually we send plans directly to him via email.
Therefore saving you considerable time and cost.

4. Specifications

Specifications are normally purchased in book form for $8.50 each, and then repetitively filled out (approx. 7 times) to obtain enough copies to provide for Builder prices, Permits and Contracts. Also if you decided to get your most favoured builder to help, you would end up feeling obligated, and guilty, if you hired another Builder. However we have acquired a computer program of the book specification, complete with quick drop down selection boxes of the most popular choices. On completion we simply run off as many photocopies as required.
